10 Tips to Pricing Your Home in a Down Market

As a Realtor, one of our biggest frustrations is dealing with the unrealistic expectations of a seller. Sellers are notorious for overpricing their homes.  The market is saturated with thousands of properties that will never sell without a price adjustment. Lack of comparable sales, poor or no Realtor representation, believing improvements are worth more than they really are, no knowledge of the real estate market, ignoring current competition, needing a certain sales price based on personal expenses and not staying on top of the current market conditions are a few reasons sellers overprice their homes. 

What is market value? 

International Valuation Standards defines market value as “the estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in an arms-length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently, and without compulsion.” 

What market value is not


It is not the price you paid for the home plus improvements and real estate commissions.
It is not how much your friend, in-laws, attorney, accountant, sister with a real estate license, neighbor or anyone else thinks your house is worth unless they are willing to buy it at that price and you are willing to sell it at that price.
It isn’t what you paid for the home plus a needed or historical rate of appreciation.
It isn’t more than what your neighbor’s house sold for because you like your house better.  

 

I have empathy for today’s seller since I recently sold a couple of rental properties that I owned. They closed in the third quarter of 2008 and sold for roughly 60% of the value that I could have sold them for in the market highs of 2005. So I know what it feels likes to lose equity. It is an ugly reality of the market we are in. Here are some things I kept in mind when I was establishing my asking prices.  

1. Be objective.  

Yes, you are selling your home and all of the great memories and experiences that you have had but try to be as objective as you can. Don’t factor those great memories into the price tag of your home. Buyers are more concerned with location, quality, size and condition. 

2. Forget about what your home used to be worth.  

Like the stock market, the real estate market changes daily. Homes sell, expire and new competition comes on the market. Real estate prices don’t move as quickly as stock prices but nonetheless the market does change. I am writing this in November of 2008 and just about everyone’s home was worth more three years ago. Concentrate on what your property is worth today and what it will be worth in the next six months, not last month or last year. 

3. Don’t plan on finding a sucker  

Many people hope that their Realtor can find that one sucker who is willing to pay more for their home than it is really worth. Does it happen? It sure does. Does it happen often enough for you to rely on? No. 

4. What will your home be worth in the future?  

This is a very important question since we are in a down trending market. I have seen so many people reject offers on their home only to accept much lower offers later because the value of their property declined. 

One of the rental townhouses that I sold closed for $175,000. Three years ago an almost identical unit closed for $310,000. Part of the motivation to sell it was because I thought that there is a pretty good chance that it will sell for around $150,000 in the not too distant future. 

I had a home listed for $1,200,000. We received an offer for $1,000,000 which I thought was market value and explained that to the seller. She rejected the offer and the buyers walked away. Roughly a year later she accepted an offer of $825,000. If you think home prices are going to fall further, price your home competitively from day one.   

5. Analyze the market thoroughly  

This is where a good Realtor can come in handy. I’ve worked along side some agents who put about five minutes worth of work into arriving at an asking price. In some cases that may work but most of the time it doesn’t. Look at the properties currently on the market, under contract, recently sold and expired. Many people forget to look at the expired listings. These are good to analyze to see what went wrong so you don’t make the same mistakes. How does your home compare with the recently sold properties? Again, make sure you are being objective.

6. More marketing does not justify overpricing.  

I do believe that good marketing is important in a bad market. You have to differentiate yourself from the thousands of other properties for sale. However, that does not mean that tons of print advertising, an open house every Sunday and thousands of Just Listed cards are going to sell an overpriced home. Great marketing may get a buyer in the door but that same buyer will look at your competition as well. Heavily advertising an overpriced home may only help sell your properly priced competitor. 

7. Keep appraisals in mind  

You don’t want to go through the hassle of an offer, negotiations, inspections and packing your belongings only to find out that your home did not appraise for the sales price and the deal is off. In a perfect world you can find three recently sold similar homes. Do your homework and establish an asking price based off of these three sales. Lending and appraisal guidelines have changed dramatically. Lenders are looking at appraisals closely so don’t figure on selling your home for a price that an appraiser cannot justify. 

8. Get ahead of the market  

In a quickly moving market you may need to make an adjustment based on market conditions. When the market was hot in 2004 and 2005 a lot of sellers were taking the last sale and adding 5-10% to that price and making that their asking price. And, it was working. Now, the opposite may be needed. Since the market is moving quickly to the downside you may need to take the last sales price and make your asking price that or 5-10% lower. 

9. Be the best deal  

This is not rocket science. Buyers simply want to buy the best house at the best price. Know your competition very well. Go with your Realtor and visit similar homes that you are in competition with. Once you see those properties it is easier to create value. In a down market you have to create a sense of value for buyers. They are so apprehensive about prices falling further that they simply won’t buy unless they feel that they are getting value. 

10. Be prepared to lower your price  

You may not get the correct asking price from day one. Sometimes it is difficult because of the market or lack of comparable sales. The initial asking price is just a starting point. Do not lock that number in your head. Make sure you lower your price before your house gets stale. If your home has been on the market too long many Realtors will stop showing it because they figure that you are not a realistic seller. 

Are we in a tough market? Absolutely. Many of us have never seen a market like this before. Some Sarasota real estate prices have declined in the neighborhood of 50%. It is not a time for sellers to be stubborn about pricing. Buyers are driving this market right now. 

If you are thinking about selling your home in a bad real estate market keep these tips in mind when establishing your asking price. You can have all of the marketing in the world but if you are asking too much for your home it most likely won’t sell.

Price It Right.

You can’t sell your home if you can’t get people in to see it. Despite recent turmoil in financial markets, and trouble for the UK’s fifth largest mortgage provider Northern Rock, there is no shortage of companies offering mortgage quotes. One of the questions you will often be asked when you’re at the cashiers in the bank is whether you’ve got a mortgage, followed by when your mortgage is up for renewal and if you would be interested in a quote for a mortgage. Companies claim to and try to make the mortgage and re-mortgage process as easy as possible. Size of the Turkish Mortgage Market

The Turkish mortgage market has shown promising growth in the last few years. While the existing mortgage loans had a share of only 0.6 percent of the GDP in 2004, the share jumped to 2.6 percent in 2005, and then to 4 percent in 2006. Currently the existing mortgage loans are about 31 billion YTL, which is about 5 percent of GDP.

These statistics clearly show that mortgage market has been growing faster than the rest of the economy. As described below we expect that it will likely to continue this trend in the near future too. The rapid growth has been fueled by primarily by economic factors such as falling interest rates and improving economic stability but also by characteristic factors for Turkey such as solid population growth and strong ownership culture.

For 2008 we anticipate that the fast growth in the mortgage market will continue amid the continued decrease in the interest rates. Assuming that inflation will move towards targeted 4 percent and Turkey’s macroeconomic indicators will not get weaker in 2008, we expect that the interest rates will continue to fall in 2008. In addition, when the secondary mortgage market starts, capital markets will start to share the risk of mortgages and the cost of getting a mortgage loan will likely decrease further.

Based on these conjectures, we anticipate that the annualized growth in the mortgage market in the beginning of 2008 will average about 40 percent and then will accelerate to about 50 percent as long run interest rates decrease to 1 percent in the second half of 2008. Based on these predictions, we find that by the end of 2008, the mortgage loans will be about 47 billion YTL, making about 6.5 percent of the GDP then.

Looking even further, based on the assumption of continued decrease in the interest rates, and recently announced plan of inflation falling to 4 percent as planned in 2008, 2009, and 2010, our models predict that by end of 2012 the mortgage loans can be as large as 15 to 18 percent of the GDP.

Let’s also note that we believe that there two major risks to our forecasts for 2008: The first is a turmoil in the global economy and especially world’s financial markets driven by a recession in the USA. The second one is a domestic financial crisis probably caused by a current account imbalance. In either case, it would be very hard to predict the growth of the mortgage market for 2008.

Predictions on the Structure of the Mortgage Market

We believe that in 2008, the Turkish mortgage market structure will start to see several important changes:

1) Increase in refinance activity: Currently the majority of the new mortgage agreements are issuances of new mortgages and refinancing of mortgages does not take a large share in the market, however, we believe that starting in 2008, the refinancing will start to take a significant share in the market amid the decreasing interest rates. If the interest rates continue to decrease, the share of refinance activity can be even more than half of the total mortgage applications in a very short time.

2) Variable rate mortgages: Currently 99.9 percent of all mortgages are fixed rate mortgages. This is not surprising as variable rate instruments are very new in Turkey and the risk and benefits of these new instruments are not very understood yet. In addition, the very large movements in the interest rates and exchange rates in early 2000s and accompanying bankruptcies are still fresh in the memories of Turkish people and created a crisis-awaiting culture. However, we believe that the advantages of the variable rate mortgages will start to draw more people and its share will start to increase slowly in 2008. But for this, banks should reduce the interest rates of the variable rate mortgages, which did not happen so far because of the lack of competition in this type of products. We anticipate that as the competition among mortgage lenders increase, we will start to see more favorable variable rate mortgage instruments soon.

3) Lending institutions: Currently all mortgages are offered by banks; however, in 2008 consumer funding companies that are allowed to invest in capital markets to create funds for the home loans will start to offer mortgages. These new lenders will start to change the market structure as they may be less structured and flexible than the banks.

4) Secondary mortgage market: Secondary mortgage market is expected to start in 2008. We expect that at the beginning, the secondary market will be experimental without causing a significant immediate change in the interest rates, however, as the market matures, it will be one of the most important pillars of the mortgage market. It is hard to predict the role of the secondary market right now, but it is worth noting that secondary mortgage markets tend to play an important role in a few years after it started. For example, in the USA, mortgages trades in the secondary market started in 1970, and in 1972 it represented 4 percent of the total mortgage debt, the share increased to 9 percent in 1979, and then to 16 percent in 1982. In order to see comparable growth in the Turkish secondary mortgage market, corporations such as Freddie Mac should be founded, otherwise, the growth will be much slower.

The benefits of the securitization are reduced interest rates for the borrower, increase in the credit availability, liquidity increase for the lenders, and increased efficiency in the mortgage markets.

When mortgage markets merge with the capital markets through securitized mortgage loans, the market interest rates will quickly impact the mortgage interest rates.

Briefly, we expect that in 2008, growth of the mortgage market will continue its pace and in addition it will continue going through important structural changes that will cause even more growth in the coming years.

Catherine Austin Fitts talks about it in 2004. On the 29th of October (of 2003), a trial begins in a Federal courtroom in Washington DC. The defendant in the case is our own distinguished advisory board member Catherine Austin Fitts. The plaintiff in the case is one John Ervin of Ervin Associates, a mortgage servicer for HUD. Ervin has brought the case using a Federal whistle blower statute (qui tam) [i] that allows private citizens to bring suit against parties alleged to have defrauded the government, and rewards them with a percentage of the recovered money. Ervin began eight years ago with more than 30 offences alleged against Fitts. He is now down to a handful, technical and immaterial in their financial impact one way or another on the government, Fitts, or anyone else. The case is ironic in many respects. Fitts, a HUD contractor, was fired “for convenience,” which does not mean that she was terminated for wrongdoing. Ervin and Asscoiates themselves were fired some time back by HUD “for cause,” meaning that they were fired for non-performance under a contract.
