Optional Home Insurance Coverage

Basic home insurance provides coverage for disasters such as fire, hurricane damage, lightning and any others covered by your policy, but basic coverage might not protect from every potential loss. Most home insurance plans do offer a wide variety of optional coverage to help meet your home insurance needs.

Here are eight types of optional coverage you could purchase with your basic home insurance.

1) The first place to look for extra coverage is for any natural disaster left uncovered in your home insurance policy that is likely to befall your home. This includes flood insurance, earthquake insurance and wind insurance if you live in areas where this is not part of standard home insurance.
2) Guaranteed replacement cost is the most comprehensive home insurance you can purchase. To buy this level of home insurance you need to meet specific rules and conditions, and you will most likely pay premiums that increase with the cost of inflation.
3) To increase your level of theft protection, you can buy theft coverage protection endorsement. With this home insurance option possessions in your motor vehicle, trailer or watercraft have coverage even without proof of forcible entry.
4) You can add optional coverage to your home insurance to protect your money, securities, banking and credit cards. Increasing your limits on money and securities does just that – it increases the coverage on money, bank notes, deeds and other securities. Credit card forgery and depositors forgery coverage endorsement gives you protection against loss, theft and unauthorized use of your credit cards, as well as coverage for a banking forgery.
5) Inflation guard endorsement allows your home insurance provider to automatically increase your coverage to meet a rising cost of inflation. You will eventually pay a higher premium, but not until your policy is renewed.
6) If you have high dollar items such as furs, stamp or coin collections, guns, antiques or other items that might exceed your regular home insurance policy, you will want to take a scheduled personal property endorse – also known as a personal article floater – on these items.
7) If you own a vacation home or other secondary residence you will likely want to add a secondary residence premises endorsement to your basic home insurance.
8) Similar to the secondary residence endorsement, if you own a small sailboat or outboard motor boat you will want a watercraft endorsement added to your basic home insurance for the personal liability coverage this option provides.

5 Tips For Cheaper Home Insurance

Home insurance is a basic term for two different types of insurance policy. Buildings insurance to cover the construction of your property and home contents insurance to protect your valuables and other household objects.

The problem is that not all home insurance policies are created equal making it difficult to compare like with like. The areas and level of cover provided vary from policy to policy along with the premiums. So having a definite idea of what you need to insure and for how much will help minimise the overall time and money spent buying it.

TIP 1: Cut the risk, cut the cost

All insurance policies protect against the risk of financial loss. So to cut the cost, cut the risk to the insurer and you’ll get a lower premium. To give you an idea, here’s a quick summary of the most effective tactics…

• Contact your home insurance company or local neighbourhood watch scheme and they will send you a list of steps to make your house more secure and less likely to be targeted by thieves.

• Fit locks to all windows and level 5 (BS3621) mortise deadlocks locks to the doors. Most insurance companies will give you up to 10% off your home contents insurance if you have these kind of locks fitted around your house.

• Having a good alarm fitted by a recognised alarm fitter, which your insurance company can recommend, can give you up to 10% off your policy. Bear in mind that these are expensive alarms which require an annual check up.

• Higher policy excess. You will usually have to pay the first £50 of any insurance claim, but if you’re willing to pay more then, your premium will fall now.

• Neighbourhood watch schemes. Some home insurers offer discounts if you live in a neighbourhood watch area; however this is less common.

• No claims bonus. As with your car insurance; a record of no previous claims will reduce your premium. If you need to make a claim, consider whether it may be cheaper to pay for the loss yourself and avoid an increase in premiums.

• Your age. Statistically, the older you are, the less likely you are to make a house insurance claim. So if you’re a lower risk this will be reflected in your premiums. Some companies offer extra benefits to those over 50 such as Saga.

• Extra security. Declare any special safety precautions you’ve made for your valuables such as a home safe.

• Your lifestyle. If you have a dog, are teetotal and don’t smoke, be sure to declare this as such factors are used by some insurers to reduce premiums.

• Occasionally applying to your existing insurer as a new customer can reduce your premiums. Many insurers offer discounts to new customers which won’t be repeated when you come to renew.

• If you can apply online you will normally get a discount of around 5%.

Before you carry out any security improvements to your home, always check with your home insurance company first. They will confirm which improvements will have the biggest cost cutting impact.

TIP 2: Know what home insurance you need

Working out an accurate figure for the buildings and contents insurance value can be awkward, which is why a lot of homeowners are either under insured or paying for levels of cover they don’t really need.

Buildings insurance covers the re-build cost of your property not its market value. The re-build value of your home is the cost of re-building it in the event that it is destroyed by fire or subsidence for example. The re-build value of your home can usually be found on your mortgage agreement, or property deeds. The Building Cost Information Service (BCIS) of the Royal Institution of Chartered Surveyors (RICS) produces a range of detailed information on the cost of rebuilding houses and flats together with a re-building cost calculator.

Alternatively, you can opt for a policy that has an unlimited or high standard buildings sum insured so you don’t have to worry about insuring the right amount.

Then there is the home contents insurance which covers almost everything else you would take with you if you moved house. Make a list of the rooms in your house and write down all the items contained in each with there value. Then, total the individual amounts to see what contents insurance protection you need. Remember to value items such as music CD’s, videos and clothing as their total cost is often missed or under insured. Whether your wardrobe is full of jeans or designer labels, make sure you include the cost of replacing them.

TIP 3: Look at separate buildings & contents insurance

If you need both buildings and contents insurance, get quotes for separate policies for maximum potential savings. Most insurers do provide them as separate policies and just because one is cheap for buildings cover doesn’t mean they are equally competitive to insure the contents. Find the cheapest providers for each component and consider buying each from different insurers.

TIP 4: Shop around for home insurance

Shopping around will yield the biggest savings on home insurance.

Firstly, don’t simply opt for the home insurance supplied by your mortgage lender. They can be convenient when your busy sorting your mortgage but they’re often over priced and chances are they won’t have been compared against other policies on the market.

When shopping for insurance you basically have three options; go direct to the insurer, browse the web or use a broker. If you have the time and commitment you can do all three, but the fastest and most effective route is to log on and use the reach of the internet.

The best insurance websites compare dozens of brokers and home insurance companies in minutes. You only have to fill in one form to get a list of premiums displayed on your screen from major insurers and brokers. However, if you have unusual or very specific requirements the final premium may increase when confirmed direct with your chosen insurer.

TIP 5: Ask for a bargain

Home insurance has a margin of profit built into it which can be negotiated down if you’re armed with the right information. Not all insurers will buckle and concede an additional discount but if you don’t ask you won’t know.

• First, find the cheapest quote after using internet comparison sites and phoning a few brokers.

• Select the cheapest quote and contact your existing insurer first asking them to beat it. If they won’t budge contact the second cheapest insurer and do the same.

• If after your best efforts, the insurer won’t budge, ask them to throw in some extra cover to sweeten the deal or move on to the next home insurance company and repeat the same steps.

Home Insurance ? the Cost of your Kitchen

The perfect home to many conjures up images of family meals spent round large dining tables in well-equipped kitchens. Indeed the kitchen can be the focal point of a household and one of the key items on buyers’ wish list when looking for a property.

The kitchen can effectively make or break the decision to buy the property or even view it in the first place.

In fact for 15% of potential buyers, the need to have a large enough kitchen to place a dining table in is said to be the deciding factor. The unfortunate problem is that as the kitchen becomes the centre of the household your belongings begin to build up in that area also.

In a large proportion of burglaries reported to home insurance companies, items such as car keys, mobile phones and money are taken from the kitchen after being effectively left on display. It is vitally important that you do not leave items such as this in plain sight during the night.

For example, car keys are often left on hooks or tables just inside an entry way and can be sometimes hooked through a letter box. If you ensure your valuables are kept hidden it is less likely an opportunist thief will come across them in their haste.

Another thing to remember is the appliances themselves: it is very easy to accumulate a large amount of valuable content in the average kitchen in what has become a consumer society. Appliances such as microwaves, coffee makers, bread makers and many more gadgets are now commonly found in kitchens across the UK.

The problem is that under you house insurance policy you will only be covered for a certain amount of content. This cover is usually shared out over each room in the house and there will sometimes be a limit for the contents cover of each room. Therefore you could quite easily find that the content cover you have in place for your kitchen appliances is not nearly enough.

To recap on the important points:

• Don’t leave valuables such as car keys, mobile phones and cash lying around in kitchens or any other room

• Ensure you have adequate contents cover for your kitchen and any other room with large amounts of valuable possessions.

Home Insurance ? Student Protection

Picture the scene: you’ve just received a letter offering you a place at the university of your choice. As you happily begin to plan the next few years of your life a stray thought enters your mind: “How safe will my possessions be?”

Herein lies the problem. The majority of university students spend their first year in halls of residence, where security is not always the most important item on the agenda and the possibility of theft is always on the cards.

Given that the average student now owns a laptop, mp3 player and mobile phone as a bare minimum you can see the risk that this poses. The current consumer society means the average student is also likely to also have in tow a TV and DVD player (plus film collection); not to mention a collection of potentially expensive clothes and many other “essential” items.

Statistics released by the Home Office show that one in three students are victims of crime each year. They are also three times more likely to be burgled than a homeowner, which makes the need for some sort of protection even more relevant.

This is where your parent’s home insurance policy can come in. Many insurers now offer several thousand pounds of cover for policyholders’ children while at university. The average policy could offer you around £3,000 worth of cover in the event of a burglary while at university.

This should certainly be enough to replace your electrical items, although I would advise you to regularly back up your work as a precaution against theft and malfunction.

To ensure your valuables are as safe as possible, try to stick to the following:

• Ensure your valuables are not visible through the window

• Inquire as to whether locks have been changed since the last occupant left (more applicable to shared accommodation)

• Find out if you are covered under your parents’ home policy

• Check the small print of said policy for individual item limits and total offspring allowance.

For many students, the last thing on their mind when starting a university course will be house insurance and it can be all too easy to forget to check if you have any existing cover in place. The question is; can you really afford to replace all of your possessions?

Home Insurance ? Prepare for Winter

Winter is fast approaching and many areas have already experienced the first frosts of the season – even a scattering of snow in places. The question is; are we ready for it?

A report issued by Sainsbury’s urged Britons to prepare themselves and their property for the winter period.

Predicted strong winds and heavy rain could potentially cause much damage to properties that are ill prepared and lacking maintenance. Indeed after the flash flooding of summer – for which the majority of us were unprepared – we have hopefully learnt a vital lesson.

This is where home insurance is particularly valuable as few of us can afford to pay for extensive repair to our properties. You should ensure your property is well maintained to avoid the possibility of your claim being rejected.

Research recently carried out by the association of British insurers showed that 20% of UK homes need maintenance work.

In preparation for seasonal extreme weather conditions it is advisable to fasten down any loose objects such as garden furniture, TV aerials, guttering and roof flashings, etc. Care should be taken to ensure any loose roof tiles are secured and those that are missing replaced. Even a small leak in the roof of your property can over time lead to rotting of the timbers composing the structural support and cost thousands to put right.

In the report by the supermarket it was also noted that structural features such as the chimney and roof are often in a poor state of repair due to being out of sight and therefore out of mind.

It is important to read through your house insurance policy documents when you receive them to ensure you are fully aware of any limitations.

Cover Bogus Officials With Home Insurance

Age Concern is reminding the elderly to beware of bogus callers who target the older members of the population, gaining access to their homes by posing as officials.

Vulnerable people are warned not to allow unknown callers into their home and to always ask for ID before allowing any unexpected callers into the house.

McArdle from Age Concern Wigan says “Before letting anyone into your home it’s always worth making sure they’re genuine and reputable. Anyone representing a large company should carry formal identification. The golden rule is: don’t let them in.”

Despite precautions, bogus callers can still mange to gain entry to your house. Many are experienced conmen and may have fake IDs and a charming manner.

Age Concern suggests it is worth upgrading your insurance policy to cover theft by bogus callers. Usually basic policies only cover theft after forced entry and will not pay out if the thief was invited into the house.

“Theft is always upsetting so it’s always worth checking what types of theft are covered under your home insurance policy,” says McArdle from Age Concern Wigan.

A policy which includes theft after entry is gained by bogus callers is likely to cost a little more, but for the peace of mind and security this cost is worth it.

Often those who are robbed by bogus callers are those with the least money and means to absorb the cost and trauma of having their home robbed.

An appropriate home insurance policy can ensure that those vulnerable people are protected.

Home Insurance ? Have you Read Yours?

In perhaps what is to be considered a worrying report by Tesco’s, it has been stated that 34% of people have never read their policy documents.

In previous articles I have written on particular topics in relation to this area, such as coverage of garden contents. This is another area being left exposed under some policies.

It is vitally important to know what you’re getting when you apply for your premium, as with any insurance policy.

Even more worrying, it is said that a massive 41% of people are unaware of the maximum contents cover of their home. This is certainly shocking news as this is perhaps one of the most important areas that house insurance policies are set out to cover.

The following statistic is perhaps even more unbelievable; a rather substantial 36% of people do not know if their home insurance policies individual item limit will offer the level of cover required to replace a highly valued object.

There are many factors to consider when applying for your policy, here are but a few of them; Check garden cover is included, check your maximum contents cover (calculate the cost of replacement of your possessions before hand, do not leave it to chance), find out the highest level of cover for an individual item, such as jewellery (take out extra cover if necessary on these items). Some policies offer cover for portable items, such as MP3 players, check if this useful eventuality is included. Remember to check what levels of security the company expect at your property; many companies require extra locking bolts to be placed on windows and doors and some will reduce your premium if you have an approved alarm system. Remember, insurance is a case of risk assessment, decrease the risk of your home being broken into and this should show direct correlation in your premium price. Be aware that simply having an alarm system is not enough; it should be fully working and must be set every time you leave the house. Failure to do so could result in your policy provider not paying out.

To use a scare tactic, for which I apologise as I deem it necessary in this case; It has been estimated that 6 million households are at risk from losing everything as they do not have cover at a high enough level or simply do not have cover in place at all. Can you afford to have this happen to you?

I cannot emphasise enough how important it is to check a prospective policies details when renewing your insurance. Of course you should aim to receive a cheap home insurance quote when searching, “but” and this is a big “but”; it should always cover all the key areas you are looking for, and provide cover at a level you are happy with. Always make sure you read your policy online, or upon receiving it and question anything you are unsure or unhappy about. This is the golden rule and after all you can’t beat peace of mind can you?

Home Insurance Prevents the Axe of Heavy Expenses to Fall on you

Your house is what you have for yourself and is what you have earned with your hard labour. But what about a time when a disaster, man-made or otherwise, razes to the ground your house of dreams and everything you so cherish. Such an occurrence cannot be ruled out. If you have a house constructed, you also have forces to cause destruction to it. These can be the forces of nature such as thunder and lightning, floods and hurricanes, storms and cyclones etc. After all, your house is forever exposed to the vagaries of nature, and it holds out its umbrella for you to protect you from inclemency.

It is up to you to provide financial protection to your house by getting home insurance. It provides a cover against damages to your home that surely do not come with a calling. It becomes impossible to prevent those damages as they come without a clear warning, and yet it is you who has to bear the brunt of it.

Home insurance ensures that you are not the one at the receiving end as losses become insurmountable. This policy is meant to protect your precious possessions. So, when you go for this policy, you protect your valuables inside the house as well, besides physical structure of your property, which can include your garage, storehouse, garden and other buildings separated from your main house.

Purchasing Home Insurance policy in UK requires you to pay premiums at regular periods just like other insurance policies; otherwise, it could render your policy invalid. It is also worthwhile to consider deductibles which are the initial payment that is not covered or is deducted by the insurance company from the total premium to be paid. Deductibles are beneficial for the policy holder because the higher the deductible, the lower the premiums to be paid thereafter.

Home Insurance: Get your House a Cover Against Destructive Elements

You may have bought a house for yourself recently or you have had it for many years. If it is the latter case, and you have not got your home insurance policy in place as yet, you ought to consider yourself rather lucky. This is because you have not really faced the hassles that unseen circumstances bring upon your house. But this may not go on forever. Who can vouch for the future? Who can vouch for the climactic conditions which can be forever uncertain?

And if you have a house recently built or bought, it is essential to get home insurance as soon as you can. It is your responsibility to protect your house. Hostile nature conditions can refer to earthquake, lightning, flood etc., which pose a bad threat to your house. And this is the possibility apart from the usual wear-and-tear that a house undergoes, whereby the repair costs can be high. This can happen unless you have got all the corners of your house covered appropriately. One also cannot ignore threats from human agencies such as arson and burglary. This can lead to ‘targeted’ loss of your most precious belongings.

These things can happen if you don’t have a home insurance policy in place. This policy can take care of the losses you face. It will ensure that you do not have to spend a penny out of your pockets. So the homeowners, especially the middle class families, can rest assured that they would not be thrown up with a bagful of expenditure which could be real heart-breakers.

Furthermore, the home insurance quotes are available online as well, which helps you with further options. You can compare the quotes at your end. You can help yourself get these quotes with simple filling-up of application forms online. And you can actually go for the one which suits you best.

Home Insurance – Cheap But Secure

For a lot of people, cheap means reduce quality so when they are looking for a more affordable home insurance coverage, they assume they have to lower the extent of coverage they have. This doesn’t have to be so and I will show you how to get lower rates and still maintain adequate coverage.

I am assuming you already have a home insurance coverage. So first, find out what discounts are available and how you can qualify for them. For example, a retired person has lower rates. So find out more.

Did you considered you building material when you took your home insurance policy? Depending on your location, certain houses are either safe or not safe because of the material used in building it.

A brick house will save you cost if you are in the east where resistance to high winds is an issue and if you are in the west and own a frame house you are better protected against earthquakes and therefore would get lower rates. Find out more.

So you have lived in your home for sometime and feel its now time to renovate the house giving it a fresh look and feel. That is very great because I’m sure you would love the new look of your house and if you know, you would also love the new look of your rates because you should get a discount for this.

In all, take time to go through your policy document to see if there is any hidden clause that could harm you. Look closely at the exclusion section and make sure that you understand it and that all the things you want covered are missing from this section.

You certainly have to review you coverage regularly looking for ways to both improve your coverage and reduce your cost one such way is to get and compare quotes. Go online to free quotes comparison sites and compare quotes. That way you would know what other insurers would offer you for the coverage you have.

Comparing quotes is most effective when you visit at least 5 free quotes comparison sites.

Home Insurance – Winter-proofing your home

The recent winter months saw an increase in snowfall, which in turn led to problems across the country for a lot of homeowners. Winter weather can be treacherous for people and properties, damage can be caused by a range of elemental influences – such as strong winds and heavy snowfall.

We have come to expect bad weather with the winter months, but with so many cases of heavy snowfall and flash flooding happening without warning, many suffer damage to their homes and motor vehicles when these storms strike.

So what can you do to help prepare you and your property against the elements in preparation for next winter? Getting an idea of what might need to be repaired or improved is crucial to ensuring that you avoid costly claims. Inspect all aspects of your property, from the loft to the lagging, and make a note of any damage you find, no matter how small.

Some of the main areas you should ensure you check are:

Loose or cracked roof tiles Guttering and drains – check for blockages caused by leaf litter Water pipes – check that they are sufficiently insulated Surrounding vegetation – including overhanging trees Flood defences – if you live in an area that is at risk of flooding, it can be worth looking into taking steps to prevent any future damage by investing in some defences – such as flood skirts

Checking everything from the tiles to the trees, and taking steps to repair any damage before the big chill hits can help improve your chances of avoiding any major structural damage during those difficult months. If you need any damage repairing, it is best to contact several companies and get a range of quotes before having work done on your property, this can help you plan your finances a little easier and ensure you are getting the best results.

Check your home insurance policy in addition to inspecting your home; it can be worth investing in some cheap home insurance if you haven’t already, in order to protect your property against elemental damage and help ease any financial issues that might arise as a result of the bad weather.

Making sure you have suitable buildings insurance in place against your property is essential to your finances, and if combined with some contents insurance, can help cover the items inside the property and save you some money in the process. It can be worth taking the time to compare insurance policies in order to find the best deal.

Home Insurance : Collect Quotes, Compare, Go for the Best

Your home needs protection. Your home is precious and it is a big responsibility on your shoulders to keep it safe from the different dangers that your home faces. Some of the natural dangers are due to climactic changes and inclement weather conditions such as hurricanes. And the Earth has its own way of venting anger such as through earthquakes. Your home is not safe from jealous humans either. Arson is a bad crime that could be propagated against your property. And if it happens, it means an immense loss of your property just as in the case of theft or robbery. It becomes incumbent on you to save heartbreaks if such a big loss occurs. Home insurance policy is one way that helps you to be prepared for such an eventuality. It gives you and your belongings the financial protection.

However, for many people, the forbidding costs of this policy can be an inhibition. But then there are certain ways to go about it to get hold of a cheap policy. Usually, if you stick loyal to one insurance company, it can bring benefits in the form of discounts. You can negotiate for rebates while building on your pre-existing policy.

However, also keep your options open by keeping a lookout for different policies, the ones which offer you more flexibility in its terms and conditions. For this, you need to research the market well enough to understand the prevalent premium rates. Go for a home insurance policy that helps you cover as many of your belongings that are valuable to you, such as furniture, electronic goods and other things that are costly and are dear to you.

Collect quotes and avail to the different offers as those which suit your needs well enough. This is rather easy as you can fill out online application forms to apply and get quotes from different home insurance companies. In the process, you equip yourself with a lot of options so as to go out for the best.

Home Insurance : Because Cover Matters

Once you have your home standing at the right place and at the right height, it is another responsibility for you to protect it well. It is upon you as the lord of the house to see to it that it does not stay neglected or when damages occur, that they do not stay unrepaired due to lack of budget. The way to ensure that you protect your house from such an eventuality is by going for home insurance.

Apart from the usual ageing that any house undergoes, there are other enemies as well such as earthquakes, lightning, flood, that can take a toll on your house. Not only natural disasters, an insurance policy gives you cover against thefts as well. In this light, it makes sense to insure your precious belongings as well, even if it may mean a bit of extra costs.

And if you have not got your home insurance policy, it can come about as a big blow to your proud ownership of a house, and this, when you are unable to pay for the heavy repair costs incurred. You can never underestimate such expenditures because when they come and unannounced at that, it can bring a lot of worries in their spate. And if you are a middle-class family, still paying for your home loan, it is a double blow.

One needs to think of saving unseen costs right away. And especially so, in the times of rapidly rising costs of living, put in a little money in the policy to benefit against the hard times. These days, home insurance policy is also available at affordable premiums. You can also opt for deductibles to further reduce on your premiums. This is so as because the higher your deductibles, the lower your subsequent premium payments. And with regular payments, you can rest assured that you would never be in any loss.
